Situation
Mt Pleasant Estate was acquired under the NSW Resilient Lands Program to develop housing solutions for flood affected communities. However, the project faced challenges surrounding affordability, housing diversity and market viability.
Task
LandIT was tasked with providing property advisory services and coordinating valuation advice for residual lots within the estate. This involved supporting masterplanning efforts and option testing various housing typologies as well as helping stakeholders understand trade-offs between density, affordability and delivery timelines.
Actions
The team at LandIT benchmarked land values and developed indicative price points for house-and-land packages. LandIT also collaborated with the NSW Reconstructive Authority, Public Works and other design advisors to test different development scenarios and develop collateral for workshops with government architects and planners.
Results
The first steps for this project have now begun, thanks in part, to the critical insights from LandIT. The project gave LandIT the opportunity to integrate valuation, design and strategic planning advice in a complex environment. This has positioned Mt Pleasant Estate as an exemplar for innovative housing solutions.
